Through ESHLP, you’ll receive a low-interest, second mortgage loan that finances your energy-saving upgrades from the very beginning. Plus, you’ll get comprehensive, end-to-end support for a seamless experience.

Eligibility & requirements

To take advantage of the Energy Saver Home Loan, there are a few eligibility criteria you need to meet:

Income Limits: Households must be within 135% of the median income. These vary by county and are based on the total gross income of all homeowners listed on your property deed.
Property Type: Single-family homes and 2-, 3- and 4-family properties in Massachusetts are eligible for the ESHLP. Condominiums and cooperatives are not eligible. Trusts will be reviewed on a case-by-case basis. 
Primary Residence: The property must be your primary residence.

These requirements ensure that the program supports homeowners who are most in need of energy-saving improvements.

How the Energy Saver Home Loan Program Works

Once you qualify, CET will connect you with an Energy Service Provider (ESP). Your ESP will perform a free assessment to develop a plan aimed at reducing your energy use by at least 20%.

Throughout the process, CET will help you identify every available rebate, incentive, and tax credit, making sure you maximize savings.
